Buyers, Be Ware of Bad Advice!

According to to Realtor.com & Realtor Magazine not all advice is good advice


 

Often times buyers are overwhelmed by the process of searching for a home. That's completely understandable, but don't let worry lead you to bad advice, let it lead you to the professionals at THIS Property!


This outdated advice is now irrelevant...


1) "Wait for Home Prices to Settle Down" is a phrase I'm sure most of us have heard. It's rooted in the concept of fluctuation. Of course the real estate market has it's ups & downs, just like any market, that can cause value and prices of homes to change. In a seller's market, demand for homes is high as there are more people looking to buy than those looking to sell a home, and sellers often can get away with increased prices. BUT waiting for the prices to drop back down may hurt you in the long run. Sebastian Frey, a licensed broker and trusted source for Realtor.com, says that instead of waiting for the price to drop, "The better advice is to make a smart buy today for a property that will appreciate over the long term."




2) "New Construction is Always the Best Choice" This statement is not only misleading but also inaccurate. New construction is nice but it can be expensive and this mindset could cost you missing out on the character of a home that is not brand new. Yes, yes, I know how amazing it sounds to handpick every aspect of your new home but those decisions can become exhausting and costly. Real estate agent and Realtor.com source, Fiona Dogan, says

" 2019 is the year of the renovation! You should identify homes that—with a little bit of work—will meet your needs. You can find a great house, invest just a small amount of time and money, and end up with a place that's just right for you and your family." Sometimes a fixer-upper is the BRIGHT (best + right) home for you!


3) "Make an Offer With Room to Negotiate" This is something people tend to find themselves doing often, when buying a car or haggling at the market, but in 2019 we are being more conscious of making reasonable negotiations. Though we are not far along in the year, the current conditions of the real estate market are different from what we have seen before. More often than not, the listed price is a direct indication of what the seller is willing to accept, after taking into consideration worth of the home and similar sales in the area. Therefor, sellers are less likely to engage in the back-and-forth of negotiations. If you want to make a good offer, check out what similar properties nearby have sold for, and present a justifiable amount.
